Alliance with Compliance

The European Agency for Safety and Health at Work (EU-OSHA) has now drawn its two year campaign on risk assessments to a close.

The campaign examined the risk assessment attitudes and behaviours of organisations of various sizes across Europe. The findings are somewhat surprising - between 10%-15% of SMEs do not carry out risk assessments despite this being a legal requirement!

And the reasons why? A large percentage of companies just do not deem this necessary and simply do not conduct risk assessments or even documented general workplace checks. This may indicate that SMEs have fewer problems than larger companies, or that they lack awareness and knowledge.

The campaign also bought to light some of the main issues that companies are concerned about in the workplace: accidents, musculoskeletal disorders and stress being the top three - all of which can be less of a concern with a documented risk assessment.

London property developer fined £10k for safety breaches


A London property developer and landlord has been fined £10,000 at City of London Magistrates Court after workers on two of his developments were put at risk. The court heard how Mr Mohamed failed on both sites to appoint a competent contractor and failed to take reasonable steps to ensure that proper arrangements were in place for work to be managed safely - putting workers and neighbours at risk. Open flames were used at Chingford Mount Road site, which is close to a petrol station, but there were no fire extinguishers on site. Inspectors also found that scaffolding at the property was substandard or missing and had insufficient guard rails, while 240 volt power tools were used in areas where the cables were likely to be damaged, creating a risk of electrocution and fire. Domestic quality cables were also run through damp areas. HSE inspectors ordered works to down tools after visiting the site.

Housing minister also gives green light to biggest council housing programme for two decades

Housing minster, John Healey, has released details of £250m to build 3,400 homes and create around 5,000 jobs.

The bulk of the money comes from the National Affordable Housing Programme budget, but has been boosted by extra money as part of the housing pledge announced in June.

The money will be shared between 43 housing associations and other bodies across 97 local authority areas throughout the country.

With more and more people staying in their own homes, Hertsmere Borough Council has scrapped some of the charges made to residents who ask for advice about home extensions.

Fees for other bigger developments have also been frozen in a bid to boost the local housing market and offer a helping hand in a difficult finance climate.

Cllr Hannah David, portfolio holder for housing and planning, explained: "Whenever anyone is thinking about building or developing, we do encourage them to make early contact with planning officers so that we can work together on projects. That way developers can know early on what is acceptable, and what is not, and this can save a lot of money and time in the long run.

“Because officers can spend hours at a time helping people in such a way, historically we have charged homeowners £250 for pre-application advice for extensions to their properties. For bigger developments of homes fees can go up to £1000 for this advice.

“With the country in recession many people are staying in their own homes, rather than moving, so we have decided to scrap the £250 fee for pre-application advice for extensions, while fees for the other bigger developments will stay the same."

In 2008 Hertsmere received around 100 letters from householders about alterations to their homes, while so far this year it is around 100 already, reflecting the number of families staying in their homes rather than moving.

Permitted Development FAQ - Is Your development really permitted?


As a homeowner the idea that you can extend your property without the formal pre-requisite of planning consent can sound very attractive, especially the thought of a glazed rear extension. This is called 'Permitted Development' and was revised and came into effect 1st October 2008.

However, ‘Permitted Development’ as clear as the guidelines may appear does not give you carte blanche to commence construction nor should it be treated as a means of sidestepping you local authority planning department.


From our recent experience with Permitted Development we present some typical questions and situations a home owner should be aware of before calling a builder.

Q: My neighbour says his builder told him that 'with Permitted Development Rights he doesn’t need planning permission for an extension', is this true?

A: Yes, under the rights for ‘Permitted Development’ (PD) you are allowed to build an extension without formal planning consent but you will need to get retrospective permission after construction is completed. This means making an application for a ‘Certificate of Lawful Development’. In this way it is your responsibility as the homeowner to ensure that the building works carried out meet the conditions of ‘PD’ and building regulations. Should the works not comply, you will be liable for any enforcement action by the council which means you will bear the cost of any remedial or demolition works to bring the works up to standard, not the builder.

Q: Can I just copy my neighbour’s extension; my house is after all exactly the same?

A: It may not be that simple. Any extension you propose may fall over a sewer access point or storm drain in which case Thames Water would need to get involved and you may need to arrange a ‘Build-Over’ agreement. Any works that build on a party wall which is jointly owned by yourself and your neighbour would be subject to a party wall agreement; there would be fees attached to both of these.

Points to consider.

- You still have an obligation to inform the council of any building works you planning or indeed have already built.

- Advice from a neighbour or builder may not always be reliable, neither of them are qualified to give professional advice nor are they liable for the cost of remedial or demolition works should things go awry.

- Always consult your local architect prior to approaching a builder and where possible engage an architect to make an application for a ‘Certificate of Lawful Development’ for you. This will cost but is the safest course of action for a homeowner looking to develop their property.

The Phoenix of a supermarket



Kosher Kingdom , a 1200m2 supermarket in Golders Green NW London has been closed since a major fire devastated it last year.

Works began earlier this year to restore it back to its former glory. YOOP Architects were part of the team engaged to raise the store from the ashes. Working closely with the client and the principle contractor (Vascroft Contractor) the brief was to reinstate the store back to its original condition allowing for a few minor internal alterations.

Due to the scale of the works, replacing a number of party walls, a new roof and a new gable end, the new elements had to meet the current building regulations. As well as new electrical, M&E floor finishes and an new fire alarm system. We worked closely with Butler & Young who were the approved building control inspectors. The works were given approval and practical completion will be carried out any day now and the store handed back to the client.

New Parish council Park Maintenance Facilities

A new facilities building for storage of maintenance vehicles and equipment, workshop and changing/ day facilities for employees.

The building proposed as a lightweight structure sitting lightly on the ground using timber frame and having a sustainable drainage system. Heating is proposed from a solar thermal panel.

The architecture creates a simple cost effective form that can be flexible in use over time and be constructed out of hard wearing materials that blend into the park setting.

Conceived as a low energy, low impact structure that is friendly to its environment and the people who will work in it. The building will give a base of operation to the
maintenance crews, providing basic facilities including kitchen, changing rooms etc. Also storing the large equipment such as tractors and cutters. A full workshop is also included to look after the equipment. The building will be low maintenance, robust, cost effective and fast to build.

Contemporary building methods are proposed, using timber frame allows a lightweight structure not to disrupt the heavily wooded surroundings, timber frame also is a carbon neutral and renewable building material. Other cladding material will allow it to blend into the park landscape. Large openings allow maximum light into the people part of the building with sliding doors making the building secure after hours. The use of contemporary materials and methods allows the building to be built very quickly further reducing the impact to the maintenance operation and park users.

Associated low technology sustainable proposals are sustainable urban drainage, where the water from the roof drains into a soak pit and not the main drainage system allowing to help alleviate flood threat. The water can be heated by a solar thermal panel, extra heating in the winter via a contemporary efficient double burning log burner using the abundant natural resource of dead trees from the parks.

The Building Inspector Is Coming


This Cutting Edge film joins the inspectors as they investigate anonymous tip-offs, uncover dangerous building practices and enforce the law against reluctant homeowners and dodgy builders, even presiding over demolitions if the rules and regulations are persistently ignored. Particularly contentious jobs are passed on to Mark Harding, nicknamed The Sheriff. He tried to join the police force, but failed the entrance test, and now he approaches each case 'in the manner of a criminal investigation'. The programme also meets the homeowners trying to improve their homes while satisfying the regulations - from the pregnant mother whose builder has left her with a new roof that the building inspectors say 'can't be saved', to the pre-op transsexual who has spent 15 years gutting his terraced house without applying for building regulation approval, and leaving all but one room uninhabitable, because he wants a palace 'fit for a princess'. With the recession making moving house more difficult, more people are extending, converting, digging and drilling - striving to improve their current homes. Why Timber Frame...?




In Europe the building sector is responsible for half of all energy use and therefore half of all carbon consumption. According to Corrim (Consortium for Research on Renewable Industrial Materials) timber frame houses are better for the enviornment because wood uses less energy and that, results in fewer greenhouse gases than alternative materials. In a life-cycle assessment it found that timber-framing consumes less total energy during its 'lifetime'.The embodied energy of a building is the energy of a building that has been required to extract, process and manufacture it then to transport it to the building site. The highest embodied energy is found in metals. The middle range of materials such as bricks and blocks also require a lot of energy in their manufacture. The lowest embodied energy is in materials, such as building timber, that require only simple processing. Salvaged materials and local materials (straw bales rush matting and mud bricks) require virtually no energy.


What is the difference between timber frame walling and partial fill cavity walling?
The standard timber frame system consists of a waterproof membrane, sheathing board, structural timber frame, vapour barrier and inner lining of plasterboard. The insulation is placed between the timber frame uprights, and the thickness matches the size of the frame.Cavity walling consists of two masonry leafs side by side, a set distance apart but carefully tied together. The bottom of the cavity can drain and the inner leaf should remain entirely dry.However, Joseph Little, Project Architect with Bolton Construction writes in 'Construction Ireland' (Vol. 8, Issue 2) that we are reaching the limits of partial fill cavity walling. Wider and wider insulation batts are pushing the masonry leafs further apart and making wall ties longer, which has implications for the structure.Partial fill cavity walling is not a 'traditional' building method. On the contary, cavity walls have only being promoted in the Post-War era as a technollogical answer to problems posed with the externally rendered (un-insulated) 215mm solid block walls of the Inter-War years. Partial fill cavity walling belongs to a different era, an era when heating fuel was less expensive and the negative inpact of high CO2 emissions was unknown.Little goes on to write that since 1998, 250,000 new homes have been built to the older and less efficent building standards with inherently high CO2 emissions. Studies show that 8 out of 15 houses with partial fill cavity walling are under-performing and since there are too many variables influencing the effectiveness of partial fill cavity blocks, wet walls become a serious problem.8 out of 9 timber frame houses exceed the design requirement, because with timber frame systems, builders are able to compress quilt insulation, raising the insulation levels beyond what is legally required.Unstable rising oil and gas prices mean that energy efficent homes will be much sought after. It is not an exaggeration to suggest that houses built with interior methodologies and/or materials may, in the future, become worthless.

House prices at auction continue to fall


The prices paid for property at auction still have a long way to fall, but the outlook for the housing market is not quite as dire as a few months ago.
New research suggests that in recent weeks prices of residential properties sold at auction were 25 per cent lower than the same home could have achieved had it been sold through an estate agent.

Tips for eco-friendly computing
The average PC takes 1.8 tonnes of chemicals, fossil fuel and water to manufacture and causes the emission of 100 kg carbon dioxide each year, but most of us simply couldn't live without one. Unfortunately, computers are becoming more power-hungry as we expect them to perform increasingly complex tasks for us.

Power drain
Desktop PCs that are plugged in all day are especially power-hungry. Unless you flick the switch on the wall or take the plug out of the wall a PC that is apparently turned off will still be using power. If you leave your computer monitor on all night you'll waste enough energy to microwave six dinners. A PC left running 24 hours per day would use £59 worth of electricity over a 12-month period and create 716 kg of carbon dioxide emissions a year.

Small is beautiful
Laptops need to be as energy-efficient as possible so that they can go anywhere. The processors are designed to run on less power, the screens use as little energy as possible, all of which adds up to significant energy savings compared to a desktop PC.

Energy-saving tips
Unplug your PC when not in use, and don't forget the scanner, monitor, printer, broadband box and audio speakers all need turning off too. Use your computer's energy-saving mode: you should be able to turn the brightness of the screen down, or set it to turn off if you haven't used it for 5-10 minutes.

They’ve done the same thing for the rest of the new MacBook family, the LED Cinema Display, every single iPod and the iPhone. Sometimes saying no is a good thing.

Save Energy, Cut Carbon, Save Cash!

Oh dear... we are amongst the most energy wasteful people in Europe according to a recent survey by the EST. 71% of us regularly leave appliances on standby unnecessarily while 67% boil more water than needed in the kettle. In total, the energy we waste as a nation each year is now growing close to the equivalent of powering an additional 7 million non-existent homes! If everyone were to take just a few simple steps to curb our energy wastage, we could have a dramatic effect on cutting the UK's carbon emissions while, at the same time, all saving ourselves a small fortune in energy bills. Do a little, save a lot!
  • Don't leave appliances on standby

  • Keep your fridge and freezer full

  • Only boil as much water as you need

  • Turn your thermostat down by 1oC

  • Wash your laundry at lower temperatures

  • Switch off lights when a room is not in use

  • Use the washing line instead of the tumble dryer

  • Unplug chargers and power supplies when not in use

  • Shower instead of bathing

  • Only use the washing machine when you have a full load to wash

  • Defrost your freezer regularly to keep it running at top performance

    What does 2009 hold for the housebuilding industry and for the timber frame
    sector, one of the UK's most glittering manufacturing success stories of recent
    years?

    Geoff Arnold, the incoming chairman of the UK Timber Frame Association (UKTFA),
    says:

    “Despite the depressed housing market, we are continuing to see relatively strong
    demand for timber frame across all market sectors. We expect that the continue
    next year. Obviously it will be sometime before we return to previous demand
    levels; however, what is already clear is that the Code for Sustainable Homes
    is still on everyone’s mind, and timber frame will be the build technology of
    choice to deliver energy efficient homes both cost effectively and quickly.

    "In 2009, the key for all developers will be market responsiveness. As funding
    becomes available on a given scheme, whether in the public or private sector,
    what will be critical is a developer’s ability to respond and build out the site.
    Timber frame has proven time and time again that where build speed, performance
    and energy efficiency are required, it can offer significant advantages over other
    methods of build.

    “We therefore see the percentage of timber frame homes increasing from 22.1%
    in 2007 to well over 25% in 2009 even possibly achieving 30%. Furthermore, these
    figures could be pushed higher as the Code for Sustainable Homes requirements
    become better understood by developers. It is far easier to attain higher levels
    of Code using timber frame than other build methods. Consumers then benefit from
    a very comfortable home with small fuel bills.”

    Timber Frame Will Triumph

    "These economic advantages come at the same time as regulatory changes that will hit masonry construction hard, but that are negligible to us. New energy efficiency regulations for the construction of new homes being introduced from 1 April 2006 can be achieved with a simple, highly insulated timber frame solution that is already standard across our industry. This means more timber frame homes that use less energy to run, which is a benefit to home buyers that will continue to increase in importance as domestic fuel bills rise.


    "We are nowhere near as dependent upon expensive fossil fuels. In fact, 77% of the energy used in the production of wood products in the UK comes from wood residues and recovered wood. Through recycling our own waste we help to keep our manufacturing costs and environmental impact as low as possible.


    - Open panel timber frame construction in England and Wales currently costs GBP798 per square metre, compared to GBP799 per square metre for traditional brick and block construction;

    - Timber frame construction (both open and closed panel systems) requires 20% fewer on-site labour days than masonry construction, and ensures a significantly faster construction period overall;

    - Timber frame homes are weathertight in almost half the time, leading to important quality, efficiency and health and safety benefits;

    - The cost of snagging timber frame homes is a third less than for brick and block homes;

    - There are no high risks associated with open panel timber frame, compared to traditional construction which is perceived to be at high risk of price fluctuations, delays due to bad weather, lack of key trade skills, service installation faults, health and safety hazards, construction errors and other defects at handover;

    - Multi-storey buildings favour modern methods of construction like timber frame because the costs of complying with stringent building regulations for high-rise buildings increase faster for brick and block construction than for off-site manufactured elements;

    - Timber frame systems are also particularly suited to brownfield sites with poor soil conditions (sites that favour lighter buildings), and sites with restricted access.

    Tender prices drop as competition for work rises

    Tender price index reveals price of new work fell 2%, with BCIS predicting further 8% fallse 7.7% and wages 4.8%

    Rising competition for work has lead to a fall in tender prices, data published today has revealed.
    The latest tender price index, complied by the Building Cost Information Service (BCIS) of the RICS, showed new orders for construction work fell by 8% between the third and fourth quarter of 2008, and 28% from the previous year. In line with this, the price of new construction work fell by 2% in the fourth quarter of 2008, compared with the previous quarter. The BCIS has predicted a further 8% fall over the course of the year.
    Meanwhile, costs are going against the falling inflation trend, with an annual rise of 7.7% for materials and 4.8% for wage rates.

    Watford Chamber of commerce Event


    YOOP Architects attended a breakfast event on the 17 April at the new Jury Inn Hotel in Watford. Organized by the Watford Chamber of Commerce, the guest speaker was Mindy Gibbins-Klein. Mindy Gibbins-Klein is an international speaker, consultant and trainer who helps top business leaders get their wisdom into the market by refining their unique message and planning, writing and publishing excellent books articles, blogs, video and keynotes. Her clients have published over 100 books and hundreds of articles. She is a popular speaker who consistently gets superb feedback from audiences that enjoy her warm yet no-nonsense approach.
    Mindy presented, "How to Be a REAL Thought Leader" How entrepreneurs can position themselves to stand out in an increasingly competitive market.

    Mindy presented a four point approach based around the easy to remember R (reach), E (engage), A (authority), L (longevity). This was a good boost for confidence and also to focus on the common sense things to do that we sometimes forget. Also how book publishing can be a good way to become an 'authority' in your sector. We like Mindy's company name of 'bookmidwife' (www.bookmidwife.com) We also met some new business contacts and were able to discuss opportunities in the current market. Support and swapping contacts and ideas was great. We look forward to attending future Watford Chamber of commerce events and catch up with the good people we have met and meet more people in our business community.

    Mortgage approvals up 4%

    Forecasts remain unchanged as February figures show no increase in total loan value despite increase in approvals

    The number of mortgages approved by lenders in February was 4% higher than the previous month at 24,300, according to the Council of Mortgage Lenders.
    However the total value of all the loans approved - £3.1bn - was exactly the same as in January, and the number of loans approved was still only at just over half the level of February the previous year.
    The CML said that despite the small rise, activity level remained very weak, with the 24,300 figure less than one third the historical average of 76,000 between 2002 and 2007.
    February saw 9,400 loans for first-time buyers, an increase of 7% on January but a 46% fall since February 2008.
    The CML said that for those able to get home loans, housing was now more affordable than at any time since 2004, with mortgage interest payments now consuming an average of 15.4% of a first-time buyer's income. This is down from a peak of 20.1% in February 2008.
    Michael Coogan, CML director general, said that despite the growth, he was not convinced that underlying trends had shifted sufficiently to change the CML's forecasts for mortgage market activity in 2009, despite positive signs for later in the year. “We need further market measures to be introduced by the government to encourage a mortgage market where all types of lenders - banks, building societies and specialist lenders, and large and small businesses - are encouraged, and enabled, to commit more funds to the mortgage market."

    You need to move but do not want to put your home on the market: after all, there could scarcely be a worse time to sell. The obvious solution is to let your home. If you are about to join the influx of reluctant landlords with unrealistic expectations and no idea about tenants' rights, follow this guide:

    1 Study the local market
    2 Talk to your lender
    3 Do your sums ..
    4 ...and try to be realistic
    5 Head must rule the heart
    6 Think about your tenants
    7 Spend some money on it
    8 Follow the rules
    9 Pick tenants with care...
    10 ... or pay a lettings agent

    Signs of life in buy-to-let (clickable link)


    Landlords are buying more properties than they are selling for the first time in two years, suggesting that activity could be picking up in the buy-to-let sector, according to the body that represents UK letting agents.

    More than double the number of estate agents reported that landlords were buying properties in the first quarter of 2009 compared with the previous three months, according to the Association of Residential Letting Agents (Arla), which suggested that sentiment in the buy-to-let market seemed to be improving. A lower number of Arla members said landlords were selling properties.

    Mortgage approvals up 16% in February

    Number of approvals rises strongly but total lending only slightly up and still half that of a year ago.
    The number of mortgages for new house purchases approved rose by 16% in February on the previous month to 28,179, according to the latest data from the British Bankers Association (BBA).
    This figure is also significantly higher than the six-month average of 22,068. In addition, banks approved £7.8bn of mortgages in February, a marginal rise on the January figure of £7.6bn.
    However, the £7.8bn mortgage approval figure was still less than half the equivalent for the same month last year, falling by 56.5%.
    In addition, the actual amount of money issued by banks on mortgages, which lags the approval of mortgages by around a month, was higher than the mortgage approval figure, at £9.2bn, meaning the overall trend is still for a decreasing amount of lending. The £9.2bn gross mortgage lending figure was its lowest level since June 2001.
    Markets reacted positively to the “encouraging” data. Charlie Campbell, analyst for Liberum Capital, said: “This is not the bottom of the housing market, but at least it's the end of the period of freefall, and might mean volumes increase this year even as prices continue to weaken.”
    Simon Rubinsohn, chief economist at the RICS, said the data showed that the increase in buyer enquiries highlighted previously by the RICS was now feeding through into actual transactions. He said: “Suggestions that the heightened level of interest was just window shopping are clearly misplaced.”

    Cheap land, cheap labour and accessible funding make this the best time in years to build your own home from scratch

    As years go, 2009 is not proving to be a great one for the housing market. Prices have plunged precipitously, repossessions are on the rise and mortgage deals are thin on the ground. Hunkering down and trying to weather the storm seems to be the safest course. Surely, then, to get out the bricks and mortar – or, more likely these days, wood – and start building your own home would be the height of folly?
    PlotSearch, a database that enables self-builders to look for suitable land, says that the number of plots on its books rose by 20% during the course of last year – at the latest count, it had 7,628 of them across the country advertised for sale. They are also getting cheaper. “Land prices are down by 50%, whereas house prices are down by 15%-20%, so you’ve already seen a significant differential,” says Liam Bailey, head of residential research at Knight Frank estate agency.
    Obtaining a regular mortgage these days is not easy, but lenders are still keen to finance self-builders – offering as much as 95% of the land and build cost.

    Pidgley: Housing market is 'very close to bottom'


    Berkeley boss says worst of housing crisis has passed as he braces for 'steady recovery' in 2009
    Tony Pidgley, the Berkeley Group chief executive, has said the housing market is “very close” to the bottom.
    Pidgley, who gained a guru-like notoriety after correctly predicting the recession of the late eighties, said 2009 could be a year of “steady recovery”.
    He said: “I haven’t called the bottom of the market, but we are getting very close. I would say the worst is behind us.”

    “It wouldn’t take much to see a pick-up and most of my housebuilding colleagues have seen a fair spike in activity so far this year.”
    Asked whether he has begun spending any of the £50m Berkeley had raised in a share placement last month, he said: “A number of deals are being done where people are selling off assets, but I obviously cant talk about them at the moment.”

    Morrison gains share as recession bites (link)

    Wm Morrison on Thursday reported sales gains ahead of rivals as the UK’s fourth largest supermarket group increased market share.

    Like-for-like sales, excluding fuel, rose 7.9 per cent in its financial year to February 1, while total sales jumped 12 per cent to £14.5bn.

    YOOP Talk Interview: Carla Day of Castleview Independent Mortgage Brokers

    YOOP: So how is demand for mortgages in Feb/March?



    CD:
    We’re busier than it has been for a long time. A definite pick-up in interest and I’m particularly pleased to see enquiries coming through from first time buyers.



    YOOP: Everyone is talking about remortgaging to a tracker to take advantage of the low interest rate?



    CD: It’s best to seek professional advice from a broker as everyone’s situation is different. Whilst there are some attractive rates out there, the best deals are for those with significant (around 40-50%) equity and it may end up costing you more to move the mortgage, compared to the saving you’d make. Speak to an independent mortgage broker for help.



    YOOP: What about home improvement opportunities, how can a broker help?



    CD: It’s very cheap to borrow at the moment which makes it a good time to look at improving. As long as you have enough equity in your property you may still be able to borrow against it for home improvements. You can talk to your lender direct about a further advance and how much this would cost each month, or seek advice from a broker.



    YOOP: So how does a 'further advance' work?



    CD: Most lenders are still willing to lend up to 90% of a property’s current value, less any existing mortgage. You’d need to contact your existing lender and talk through the options with them to get an idea of what they’ll lend you and what the monthly payments are. Find out what fees you’ll need to pay whether you’ll need to have a valuation or survey done. It’s usually a relatively quick process and sometimes can take just a couple of weeks before you have your money in the bank ready to get the work started, plus its going to add value to your property.

    


YOOP: Are there still mortgages out there? Can people still borrow?


    CD:
    Whilst a lot of lenders have restricted their lending, people can still borrow. The government is putting more funds into the banking system so that credit can be more freely available. Even those with some credit history problems may still qualify, although more restrictions, higher deposits and higher rates will usually apply.

    YOOP Talk Guest: Overseas Perspective-Asia and the new Las Vegas

    Don’t move, improve! This is exactly what’s now happening in Macau… Billions of US dollars, when they were worth anything, were poured into Macau for the leisure and gaming industry by the main players such as Wynn, Venetian, MGM, etc.

    Stanley Ho lost his 40 year old monopoly on gaming licenses, thus creating the largest building site of high end design and construction in the world since the pyramids.
    Billions of British pounds, Hong Kong dollars and Chinese Yuan soon flooded the market to invest in property, services and new businesses to cater for the industry.
    Just as a four bedroom apartment in Macau late last year was selling easily for $7.8 million (11 HKD to 1 GBP) and Sheldon Adelson’s US$7.2bn was looking like a good investment, the stock market crashed and so too did the Cotai Strip project and all associated investments.
    Many properties were invested in with the hope that they would be leased out to the 60,000 professional immigrants that would be needed to service the Strip prior to and upon completion.
    22 high level cranes on the Strip stood idle at the beginning of 2009 and not being able to sell or rent and in most cases not be able to live in, due to new Chinese visa restrictions, many mainland Chinese investors are now choosing to employ local architects, designers and contractors to renovate and improve their properties so when the market does return in what many believe, is imminent, the investors shall resume their faith in property investment, both residential and commercial.

    Macau will inevitably become a tourist hub for Asia as London has always been for Europe and anyone that has either invested in property or bought a family home, improving and not moving is the only way forward to look after your investments.

    Residential Investors out in force for £90m spree

    London’s residential auctions racked up almost £90m last week as investors turned out in droves with a renewed appetite for property.
    Allsop led the charge by raising £56.49m and achieving a 90% sale rate in its two-day sale at London’s Cumberland hotel, which attracted more than 1,000 people.
    investors have concluded that a modest 4%-5% return is better than keeping savings in the bank right now.’
